Durrat Marina is a US$ 1.3 billion, iconic waterside development that has been conceived and shaped by some of the world’s leading designers and is envisaged to be one of the finest examples of urban planning in the world today. A reflection of the unlimited potential of dreams, Durrat Marina is a grand vision for waterside living and a blueprint for a landmark community for the 21st century. The winner of CNBC Property Award in 2008, the development is a key component of the US$ 6 billion Durrat Al Bahrain. Covering an area of 600,000 square metres, and catering to nearly 4,000 households, this specially designed waterfront project comprises villas; town houses and apartments; commercial space; recreational facilities; restaurants and cafes. The marina will accommodate up to 400 berths for boats and yachts, with all the needed facilities and services.

Three islands form the extent of the master-plan. The main island is linked by bridges to the north and south islands. Developed in phases, various sub-developments have been named and branded to date: These include Durrat Marina Yacht Club together with a retail strip that overlooks the marina, now under construction. Marina Breeze and The Residences residential apartments are nearing completion and 360o, a mixed-use tower complex overlooking the marina is also in final stages of construction. In addition, Layan, a residential masterpiece complete with private water park, has been announced. Phase 1 waterside villas have been constructed, with Phase 2 villas now underway.

Durrat Marina is being developed in multiple overlapping, but distinct, phases. The first phase, which has already captured a great deal of interest, includes an exclusive set of sea-facing villas on the main island, which have completely sold out, as well as residential apartments, a dedicated Yacht Club in close proximity to the marina, and a promenade with cafes and retail outlets. Design work for a second phase of villas is in progress, and individual developers have purchased land plots for development and construction of residential zones.

Designed over a sheltered 180,000 square metre bay, the Marina will accommodate some 400 boats with phase one of the construction currently providing approximately 100 berths for boats of between 10-26 metres. On land, the Durrat Marina Yacht Club facility provides offices; facilities; a coffee-shop and convenience store together with hard stand areas and boat ramp.

Planned to be the ‘downtown’ area of Durrat Marina, a 200 metre walkway will host numerous cafes and restaurants, high end boutiques and a wide range of leisure activities.

A two storey retail area, comprises 42 outlets with a total built-up area of approximately 5,200 square metres (3,800 sqm of retail space and 1,400 sqm of terrace space). Almost every outlet will be able to enjoy terrace space with views of the marina.

Located at the water front, is the BD30 million Layan development. This first-of-its-kind design features a private water park fully encompassed within the grounds of a residential complex. The water park can be accessed through slides connected to balconies of a select number of exclusive apartments. More than 200 homes ranging from studios, one, two and three bedroom apartments, duplexes, penthouses and villas available on a freehold basis are being developed as a part of the project. Each of the exclusive luxury villas come complete with a luxury yacht and a luxury car.
